BRIGHTON BASED ART ANNEXE

TWO ROOMS, TWO DISTINCT USES'S. IF YOU’RE LOOKING TO BUILD A GARDEN ROOM, AND YOU CAN’T FIND A SOLUTION FOR BOTH HOME OWNERS, THEN READ ON!

It’s not often we get to blend traditional and modern methods of construction, it was a pleasure to use these skills to integrate an existing structure with new. All made possible with our mix of skilled site teams making us the ideal installation partner.

WORK AND PLAY HYBRID ANNEXE

What made this project unique was the the design and specification by Fab Architects which was visually distinctive and practical in solving the clients working requirements. One room was to be an office and games room, and the other a dedicated art  studio for an in demand art conservator. With valuable pieces of art kept on site the studio required substantial security measures.

STRUCTURE

One room was to be in an existing building, which needed striping and widening by one meter. The second room was a new build using SIPs for the superstructure. The corner of the building opens ups with two bifolds, working with our structural engineer and SIPs supplier we installed a cantilever structure in the roof removing the need for a corner post.

GROUND

The site benefited from natural backdrop created by the trees. Maintaining the integrity of the roots was achieved by using screw piles. Pull tests were completed along with the structural engineers specification for size, length and positions.

 

 

WINDOWS

Using SIPs panels helped create tight openings for the arched aluminium windows supplied by Weather Break. Fitted internally are high security shutters needed to secure the artwork and comply with insurance requirements.

SPANISH TILES

Fitted to the substructure was brick slip tracking sheet, a 1.5mm thick plastic profiled sheet for over cladding various substrates including brick, block, timber frame/SIPS and ICF. The brick slips are a very dark blue glazed and hand made in Spain. Joint sizes were specified by the architect

GREEN ROOF

Staying sympathetic to natural back drop a sedum roof was specified. There are key steps to to be aware of for the best solution your annexe: Choose the right plants, prepare the roof, how to lay and handle the sedum, watering and maintenance.

BUILD

SIPs kit was supplied by Building With Frames. ANX supplied all other materials and trades required to complete every element of the build.
