SUSTAINABLE, YEAR ROUND HOLIDAY ACCOMODATION IN WALES, HOW?

This case study explores the process and considerations involved in submitting a planning application for two eco-friendly, off-grid glamping pods set in the heart of Monmouthshire, Wales. The site is located within an Area of Outstanding Natural Beauty (AONB), where preserving the natural character and scenic beauty is a priority.

The project aims to provide sustainable, year-round holiday accommodation that aligns with environmental values and supports local tourism.

UNDERSTANDING THE SITE: MONMOUTHSHIRE, WALES

The application site is located between Raglan and Monmouth in Wales.

The site  lies in the north-western margins of the Wye Valley AONB within its Trellech Plateau landscape character area.

The Trellech Plateau extends from Monmouth to Chepstow. The area offers long views and vistas towards the Brecon Beacons from high land and is connected to a network of public footpaths and an open bridleway and local cycle paths which border the site and will enable visitors to access and enjoy the surrounding beauty, on foot, by cycle, or on horseback, so it was an ideal location for the holiday pods to be located.

BRIEF

With eco-tourism and staycations becoming increasingly popular, our client envisioned an accommodation option that offers comfort, sustainability, and access to Wales’ natural beauty.

The proposal focused on creating two thoughtfully designed glamping pods that integrate seamlessly with the landscape. Each pod is intended to be:

Sustainably built: Using eco-friendly materials and low-impact construction methods.

Energy efficient: Designed to be well-insulated and powered off-grid.

Activity-oriented: Providing a base for guests interested in the surrounding nature-focused activities like cycling, walking, kayaking, paddleboarding, and horse riding, reducing the need for a car.

 

CHALLENGES

One of the most notable challenges in this project stems from its location within a protected Area of Outstanding Natural Beauty. Development within an AONB is subject to strict guidelines under the National Planning Policy Framework (NPPF), which emphasises the conservation and enhancement of natural landscapes. Key considerations include:

Scale and Impact: Developments in AONBs must be limited in scale to avoid altering the visual character of the landscape. Any new structure must demonstrate a clear understanding of the local environment and show that it will blend with, rather than disrupt and negatively impact the surrounding area.

Environmental Sensitivity: AONBs have unique biodiversity and ecosystems. New projects must avoid disrupting these habitats, requiring developers to adopt measures that minimise environmental impact.

Public Right of Way: There was a public footpath that went straight through the site, this proved to be an issues regarding privacy and amenity and the fact the proposed siting of the pods would block the right of way.

Navigating these requirements presented a challenge but also an opportunity to create a project that respects and enhances the landscape.

THE ANX APPROACH

ENGAGEMENT & DESIGN

Before finalising the design, we engaged in early consultations with the local planning authority (LPA), including on-site meetings with both the case officer and right of way officer.

These discussions offered crucial insights into securing planning approval within the AONB and informed us on how best to divert the existing right of way.

Engaging the LPA from the outset allowed us to address potential issues proactively and incorporate valuable feedback directly into the design, ensuring the proposal aligned with local guidelines and minimised environmental impact.

Following the LPA’s guidance, we refined the design to minimise visual impact.

Key adjustments included strategic pod positioning to blend with the natural contours and vegetation, effectively screening them from view.

Locally sourced  materials were chosen to harmonise with the surroundings, giving each pod a natural, organic appearance.

PLANS & STATEMENT

We created hand-drawn plans to capture the applicant’s vision for a low-impact, sustainable development, reflecting the organic essence of the proposal.

These plans highlighted the commitment to an environmentally respectful project.

Designed with eco-friendly features such as solar panels for energy, composting toilets, and greywater systems, the pods ensure a sustainable stay for future guests, aligning with the project’s goals for minimal environmental impact.

These features underscore the applicant’s dedication to responsible tourism and conservation, offering a comfortable yet eco-conscious accommodation experience.

A robust planning statement accompanied the application, including an in-depth analysis of relevant planning policies.

This document provided a balanced overview, highlighting how the project aligns with national and local policies, respects the natural environment, and brings benefits to the local community.

APPROVAL

The planning application received positive feedback from the LPA and was approved within 8 weeks.

The pods’ minimal impact allows for a tourism model that conserves the area’s natural beauty while enabling guests to enjoy it. Solar panels and composting toilets help reduce reliance on traditional utilities, lessening the carbon footprint.

Local Economic Impact:

The pods will attract eco-conscious tourists who are likely to engage with local businesses, from bike rentals to cafes, supporting small enterprises in the area. By promoting activities like cycling and kayaking, the project encourages sustainable tourism practices, which in turn helps preserve the region’s charm and appeal.

As travel preferences shift towards eco-friendly destinations, projects such as this one position the local area as a prime choice for responsible tourism.
