A precision engineered steel frame and maintenance free aluminium cladding (available in a range of colours) form the core of this hybrid annexe.
Aluminium windows and doors specified to match the cladding RAL colour, galvanised gutters, and flush thresholds (including the patio) create a clean, durable, and accessible exterior with lasting performance and minimal upkeep.

PREFALZ® by PREFA is a premium raised seam aluminium cladding system designed for roofs and façades. Light Gauge Steel Frame (LGSF) systems offer a fast, sustainable, and durable solution for annexe, garden room, and modular home construction. Unlike traditional timber, LGSF enables precise, level installation—allowing for genuine step-free access that supports inclusive, future-proof design.
Manufactured offsite and assembled with speed and accuracy, LGSF structures reduce site disruption, cut construction times, and ensure consistent quality. Galvanised steel is non-combustible, pest-resistant, and won’t warp or rot, making it ideal for long-term performance in all UK conditions.

●DOORS & WINDOWS

To ensure visual coherence across the exterior, the aluminium windows and bifold doors were custom specified in the same RAL colour as the cladding. Each unit was fitted with integrated blinds, offering a discreet, low-maintenance alternative to traditional shading.
●SCREW PILES

This annexe was built on screw pile foundations, engineered for London clay and a nearby eucalyptus tree. Designed to avoid ground movement and root disruption, this low-impact solution is ideal for garden buildings on sensitive ground where traditional footings may fail.
●SERVICES

Fully compliant utility connections – waste, water, power, and data – were installed to UK Building Control standards. A soak away system ensures effective rainwater management. Professionally delivered and approved, these services provide long term comfort, safety, and performance.
●BUILD
Light gauge steel frame was supplied by Steel Frame Buildings. ANX supplied all the trades required to complete every element of the build.
